builder spec

Intermediate 🏠 Real Estate

Definition

A property built on speculation without a specific buyer in mind, using builder-grade everything in beige or gray. The housing equivalent of business casual—safe, boring, and designed to offend absolutely nobody.

Example Usage

It's a nice builder spec with all the standard finishes—granite counters, LVP flooring, the usual suspects.

Origin

Short for 'speculation,' term became common in post-WWII suburban development as builders shifted from custom to spec building

Fun Fact

Builder spec homes typically use 'builder-grade' materials that hit the sweet spot of looking decent while maximizing profit margins, often costing 30-40% less than what's shown in model homes.
